What is usually under a Killarney floor

Most of the original housing here went up between the mid 1950s and the late 1960s, and the standard floor of that period is 2 1/4 inch red oak strip nailed straight to the subfloor. In a lot of these houses it was carpeted within twenty years and has been under broadloom ever since, which means the wood has been protected from sunlight and foot traffic for decades. Pull the carpet and the floor underneath is frequently in better shape than anything you have walked on in that house.

What you will find with it is a line of tack strip holes around the perimeter, staple marks from the underlay, and often a stripe of darker oak where a hallway runner sat. None of that is a problem. The perimeter hides under the shoe moulding, and the rest sands out.

Infill, additions and floors that meet in the middle

Killarney has been redeveloped heavily, so a lot of the remaining bungalows have had something added to them: a back extension, a converted garage, a basement suite with its own flooring. That leaves floors of two different ages meeting at a doorway, sometimes two different species, and the join is where a refinish gets interesting. We look at whether the two runs can be sanded and finished as one floor or whether they are better treated as separate rooms with a transition between them.
