Two very different floors in one neighbourhood

The older Renfrew houses carry the same 1950s and 1960s oak strip you find across inner-city Calgary, and it responds to sanding the way solid oak always has. The infill built alongside them mostly has engineered flooring, which is a thin layer of real wood over a plywood core. Engineered floors can sometimes be refinished and sometimes cannot, and the deciding factor is the thickness of that top layer.

We check it before we quote rather than after. A 4mm wear layer will take a light sanding. A 2mm one will not, and sanding it is how a floor gets ruined in an afternoon. If your engineered floor is out of refinishing, we will say so and talk about a recoat instead, which works on plenty of them.
