Floors that have been sanded before

The single most important thing we check in a Mount Royal house is how much wood is left. These are floors that have often been through one refinish already, sometimes two, under previous owners. Solid hardwood only has so many sand-backs in it before the wear layer above the tongue runs out, and once it does the floor is finished for good.

So we look before we quote. A floor vent, a stair nosing or a threshold usually gives us a clean view of the board profile, and the nail heads tell us the rest. If the answer is that your floor has one refinish left, that is worth knowing before you spend it, because it moves the decision toward a recoat that buys another decade rather than a sand-back that uses up what is there.

Whole-floor jobs in large homes are logistical work as much as sanding. There is furniture that is not going anywhere, rooms that have to stay usable, stairs that are the only way between levels, and finish that needs its cure time regardless of anyone's schedule.
